The February Housing Market Update showed northern B.C.’s unit sales rate being below the provincial average.
According to the BC Real Estate Association, the north saw 225 unit sales last month, which was an 11.4 per cent decline 12 months prior, while the province saw a 9.7 per cent drop.
Economist Amit Sidhu said looking at the 10-year average, northern B.C. fared better.
“The overall province was about 30 per cent beneath its February average for the past 10 years, whereas the north is only about seven or eight per cent.”
“While the north started 2026 on a relatively weaker note than 2025, there still appears to be some sort of encouragement in the market.”
The provincial average price went down 2.9 per cent to $932,000, whereas the north saw home prices increase 4.4 per cent to an average of $414,744.
Sidhu said when looking at why prices saw an uptick compared to the downward trend in sales, it comes down to the north outperforming the province last year in sales, with inventory beginning to trickle down.
